We Offer:

have been here for 5+, 10+ and even 20+ years. We have
together become a business community under one roof! Several
companies doing business with each other. They also help one
another out. Not just sharing friendship and advice, but

This is a Flex-Space Building:
We have a wide variety of spaces sizes. Sizes vary from as
small as 600 square feet to as large as 17,000 square feet
depending on availability. You decide what size is right for
you. We can be flexible to allow you to expand your
business into the adjoining available unit when you and your
business are ready.
Flexible Uses:
The building and spaces allow for a large amount of uses
such as Industrial, Manufacturing, Warehouse, Commercial,
Office & Artist Space.
Reasonable Rental Rates:
Our reasonable rental rates include electric, heat*, water,
sewer, garbage, building maintenance, compressed air, snow
plowing, property taxes, building insurance, etc.
*Heat surcharged during extremely high natural gas rates.
Space Availability:
Shop, Office and Artist spaces are readily available on the
1st of 2nd floor, as is, or can be remodeled to suit! (check

Easy Building Access:
We offer Tenants 24 hour 7 days a week access (except
storage units). We have common area overhead doors with
hallways large enough to drive a forklift through, or in
some cases a vehicle into for loading and unloading. First
floor units have roll-up doors leading into the common
hallway. (see photos page)
Office Space:
We have various size offices, available at the front of the
building with newer thermo pane windows. Offices are
available as is, or we will remodel to suit. (see
photos page)
Electric:
Electric availability of 240 Volt 3 phase, 1600 amps total.
We have several major feed lines and two buss bars that run
down the length of the North and South side of the building
offering easy electrical hookups!
Bathrooms:
Common area bathrooms are not what you would expect in an
older building! Most are renovated! (see
photos page)
Security:
Tenants have a 24 hour access, but outside steel entrance
doors are on timers and lock automatically after normal
business hours and on weekends!
Convenient Location:
We are located at 2500 N. Main St. in Rockford, IL, but are
conveniently located only 89 miles or 115 minutes from the
Chicago, IL area; 80 miles or 85 minutes from Madison, WI;
95 miles or 113 minutes from Milwaukee, WI. With even closer
access to Bypass 20, I-39 and I-90. (see directions page)
